LANDLORD INFORMATION

Investment properties are an excellent means of securing your wealth for the future.  At John Cavanagh Real Estate we aim to minimise the uncertainty of investing in Real Estate by selecting and qualifying the most suitable tenants and at the same time reducing your stress with ongoing management of the property.  We realise that a residential property is an asset, which should be professionally managed to achieve maximum income as well as maximum capital growth.  We endeavour to keep landlords informed at all times.  With a large rental portfolio and an excellent knowledge of the local area we feel confident we are able to satisfy your needs.

Tenant Checks

Part of the process of managing your property is to request a Tenancy Application Form is completed by all tenants.  We thoroughly check all references and then confer with landlords as to the suitability of particular tenants.
         
Rental Arrears

If arrears issues arise we contact tenants as well as alerting landlords.  Careful monitoring and personal contact is then put in place to rectify the situation.

Inspections

We are aware you require sound monitoring of your property throughout the rental period.  For this reason inspections are conducted after 1 month from commencement of tenancy and then every 3 months.  We will forward a written report following each inspection.

Repairs & Maintenance

At the commencement of your Management Agreement with John Cavanagh Real Estate, we will ask for your preference with regard to tradesmen (e.g plumber & electrician).  In the event of a maintenance issue, we will always endeavour to contact landlords before dealing with the problem.  If we cannot contact the landlord and the maintenance is urgent we will have the problem attended to by your preferred tradesmen.  At all times we will keep costs to a minimum.

Payments

Landlords can have a choice of payment by electronic transfer or cheque.  In either case a statement of rent paid and deductions will be posted to the landlord at the end of each month.  We also provide a financial year statement at the end of June to assist with tax preparation.  Payments of maintenance invoices, council rates and water rates can be paid by John Cavanagh Real Estate and deducted from your rent earnings.

TENANT INFORMATION


The friendly staff at John Cavanagh Real Estate are keen to assist tenants with securing a suitable rental property.  We realise vacant properties may not always be available but we will use our best endeavours to house all tenants who have satisfied our rental checks.


Tenancy Application Form

Tenants will be asked to complete a form indicating information necessary including personal information and references.  It is best to provide as many details of past rentals as possible.  If no rental history exists, references from Real Estate Agents are ideal.  We appreciate honesty when completing these forms.  Tenancy Application forms are available at our office.

Rental Payments

Under the Residential Tenancies Act, rent is always payable two weeks in advance from the commencement of the lease.  If you are unable to make a rental payment, it is appreciated if tenants contact us so alternative arrangements can be made.  Rental payments can be made at our office or by direct deposit into our bank account.

Rental Bonds

The amount of bond required is equivalent to 4 weeks rent and is lodged with the Residential Tenancies Tribunal.  The bond is held as security for the term of the lease and is refunded after tenants vacate provided the property is left in the same condition as when the lease commenced and all monies are paid.

Inspections

An ingoing inspection is completed prior to a tenant entering a rental property.  We then inspect the property after 1 month and every 3 months thereafter.  Also, a final inspection is completed when vacating.

Repairs & Maintenance

All necessary repairs and maintenance are to be reported to the Property Manager at John Cavanagh Real Estate.  We endeavour to undertake any repairs as soon as is practical.

Services

At the commencement or completion of a tenancy it is the responsibility of tenants to organise electricity, phone and when applicable, gas.  Contact numbers are available at our office.
